Why You Must Join a Cooperative

To access the housing scheme, applicants must belong to a cooperative.

SunRise Cooperative is:

Certified by Federal Mortgage Bank of Nigeria (FMBN)
Authorized to process National Housing Numbers
Qualified to submit and follow up documentation
Responsible for monitoring 2.5% monthly NHF payments
Empowered to interface with the State Government for C of O & Letters of Consent

We help you handle all the steps—from NHF compliance to document processing, mortgage approval, and final allocation.

If you earn income and can show bank inflow, you qualify.

Note: Workers under Akwa Ibom State Government already contribute 2.5% NHF automatically, which qualifies them after 6 months.

Affordable For Everyone

Understanding the Financial Requirements & House Qualification

Monthly NHF Contribution

Contribution Requirement
₦1,750 /month
(2.5% of National Minimum Wage Basic Salary ₦70,000)

Members become eligible after six months of consistent contribution.

For business owners and farmers, contributions are done monthly through the cooperative.

Affordability Index Method

The Federal Mortgage Bank uses this computation to place everyone in a category they can afford. No one is rejected.

Construction & Building Approval

Every construction must follow Federal Mortgage Bank guidelines to be approved.

Option A

Buildings constructed by Sunrise Cooperative–assigned builders

Option B

Buildings constructed by Your personal architect
(must be FMBN-registered or licensed)

Documentation & Location Support

What If You Have No Land Documents?
SunRise Cooperative assists in:
  • Securing State-issued Letter of Consent
  • Processing Right of Occupancy (R of O) from your Local Government
  • Facilitating C of O eventually

These documents guarantee you are fully protected and legally approved to build.

For Applicants Outside Uyo or in LGAs

Your Local Government can issue: Right of Occupancy (R of O)

While the State Government issues: Letter of Consent (LOP)

SunRise Cooperative coordinates this process on your behalf.

Example: Land Sharing for Affordable Home Construction

A standard 1,000 sqm plot can be shared among 4 applicants:

  • Each person gets 250 sqm
  • Enough for a full self-contained structure
  • Cost becomes more affordable
  • Cooperative finances and structures the development

This method helps low and middle-income earners own property easily.

Submit Employment/Business/Bio-data Documents

Proof of income and identity.

Submit Land Papers (if available)

Submit One-Year Bank Statement

To verify financial capacity.

Begin/Continue 2.5% NHF Contributions
